Land Development continues to have its challenges! These days many projects are situated on a Brownfield site and require extensive environmental assessment and remediation to allow for its development. The RGB Group has the expertise to bring the proper teams together for a successful project. The RGB Group provides the following services and advice to a project:
- Perform a review of land & building.
- Complete due diligence of infrastructure to confirm whether development is feasible
- Initiate & review of soils report, environmental assessments, conduct Asset Solutions & Market Analysis report.
- All planning and related zoning issues, site plan agreements, cash-in-lieu of parking applications, committee of adjustments and Ontario Municipal Board hearings (OMB) and city council meetings.
- Create purchase and sale agreements with legal advisors. Create specifications for condos for interior designer & sales staff. Create marketing brochure for prospective purchasers.
- Oversee offer to lease and lease negotiations
- Initiate and complete registration of TARION Home Warranty Program. Arrange bonding for condo registration. Arrange finance reports for financial institutions for purpose of construction financing.
- Lead multi-disciplinary team of legal advisors, surveyors and civil engineers for purposes of creating registered condominiums.
- Lead multi-disciplinary team of architects, mechanical & electrical engineers, civil engineers & city planners to design and approve site plan and building.
- Create Request for Proposal (RFP), for construction management services and award contracts.
- Work with Construction Management firm to estimate, budget & schedule project. Mediate between stakeholders and financial institutions
